
A program of the Verde Valley Community Development Organization (VVCDO), the Verde Valley Community Land Trust (VVCLT) is an innovative approach to creating high-quality housing that remains permanently affordable. Through the VVCLT, we build or renovate homes and sell them at below-market prices to qualified buyers. The homes cost less because buyers purchase only the house, while the VVCLT retains ownership of the land, which is leased to homeowners through a renewable 99-year lease for a small monthly fee. When a VVCLT homeowner decides to sell, the resale price is limited to ensure they earn a fair return while keeping the home affordable for the next buyer.
A Community Land Trust (CLT) is a nonprofit organization that creates permanently affordable housing by purchasing or developing homes for low- and moderate-income households. Affordable housing builds stronger, more prosperous communities. Homeownership leads to increased family wealth, higher educational achievement, better health outcomes, and reduced reliance on government assistance. CLT homeowners are also less likely to face foreclosure, helping ensure lasting neighborhood stability.
The VVCLT uses funding from individual donors, foundations, corporations, and local governments to purchase or build homes. We then sell these homes to qualified buyers at affordable prices. To keep costs low, buyers pay only for the homeānot the land. The land remains under VVCLT ownership and is leased through a low-cost, 99-year renewable ground lease. This model allows families to enjoy all the benefits of homeownership while preserving public investments and keeping homes affordable for generations to come. If a homeowner chooses to sell, the VVCLT repurchases the home at a price that allows the seller to build equity and ensures the next family can afford it.
