VVCLT Homeowner Eligibility

The VVCLT serves households with incomes at or below 150% of the Yavapai County Area Median Income (AMI), updated annually by the U.S. Department of Housing and Urban Development (HUD). (See attached 2025 AMI chart.)

To qualify, applicants must also:

  • Complete a HUD-approved homebuyer education course and participate in pre-purchase counseling.
  • Be a first-time homebuyer, as defined by HUD (exceptions apply for single parents or displaced homemakers).
  • Own and occupy the property as the primary residence.
  • Qualify for a fixed-rate, fully amortizing mortgage (maximum 30 years) that meets underwriting requirements.
  • Contribute at least $2,500 toward down payment and closing costs.
  • Meet local employment and residency requirements.
  • Be at least 18 years old and a U.S. citizen or legal resident.

All eligibility criteria apply at the time of closing; there is no penalty if household income or size changes afterward.

If you think you qualify, complete the VVCLT Intake Application and submit it electronically or by mail.

  4. Save your completed application.
